West coast landbase Pvt Ltd & West Coast landbase construction Pvt ltd are companies that have projects Riverdale & Riverdale Heights respectively. Land acquired by the companies is being offered as plots for the villas, with residential/commercial purposes. Buyers can either build their independent residential areas on these plots or can even lease to hotels in search for projects.




Current Status

In planning the projects are planned to be spread over an area of about 100 acres, comprising of a boutique hotel, a small market, independent villas, club house , lake etc, approx 90 acres has already been acquired by the company(s) and registered.

All required permissions from appropriate authorities such as Maharashtra Tourism Development Corporation, Gram Panchayat, Town Planning Department, Forest Department, MSEB etc. have been obtained and development work has been completed in RIVERDALE and in RIVERDALE HEIGHTS work is under way.

In the year 2014, “Completion certificate” was obtained for RIVERDALE from the appropriate authority and RIVERDALE HEIGHTS is registered under RERA


We are offering Non-agricultural Plots with permittable usage as Commercial/Residential. The Site is a gated complex with plots available in different sizes ranging from 600Sq yards onwards. Allowable coverage is 33% of the ground for both.

Our Location

The projects are being developed on the banks of the river TEREKHOL which is situated on the border of North Goa, located in Sindhudurg district of South Maharashtra, which is a major thrust area of Maharashtra Tourism Development Corporation (MTDC) for promotion of tourism activities. Prominent hotel chains like Taj, Four Seasons, Cidade de Goa, etc are coming up in close proximity.

Querim Beach is located at a distance of about 9Km from the site whereas Morjim, Ashvem and Arambol beaches are just 15 to 20 minutes drive from the site. ‘Aroli’ & ‘Shiroda’ white sand beaches are 8-10 km away. ‘Fort Aguada and ‘Panjim’are about 40 minutes drive from the site.

NH-17A The New Mumbai-Goa expressway is just 6 km, ‘Pernem’ the nearest town, is at a distance of 8 Km. The railway station is 12 Km away. The Goa Airport, Dabolim, is about an hours drive. The new upcoming International Airport Mopa is just 12 Km away from the site. Furthermore, Chippie a domestic airport is at a distance of 25-30 Km.
Other projects the Vicinity
CIDADE, has already constructed a 5 star hotel at Shiroda beach which is said to commence its operations by the coming season. Apart from this the Taj Group is coming up with a five star hotel at Aroli. Leading hotels is coming up with a 300 acre development with a PGA, Golf course , villas, and a 5 star hotel under the management of Four Seasons Group’. The work has already started and this is just at a 9km distance from the site.
  • There are several reasons to invest in the project as it is just 12 Km from the International airport i.e MOPA. All concerned government authorities at the Centre and state level have given approvals and sanctions for the airport.The work has already started in full swing and would be operational by 2019, handling a passenger load of around 4.4 Million annually.
  • The only PGA Golf Course in Goa is 9 Km down the river from the site. Our Project is the only project with water view in the area. Also as construction activity near any beach in Goa is not allowed and recently all casinos operating in Goa are been shifted to MOPA by the State Govt. of Goa.
The Site is actually in Maharashtra, where there are no issues related to tittle deeds and succession issues as in the case of Goa, where title deeds can be in the Portuguese. Which will be difficult to translate and understand.
